The difference is not luxury — plenty of hotels are more luxurious. It is possession. For two or three days the gate, the pool, the terrace and the kitchen are yours, and the day runs to your timetable instead of the venue’s. Before you fall in love

Four things nobody tells you

We would rather say these now than after you have paid a deposit.

Almost everything is hired in

A villa is a beautiful empty canvas. Furniture, catering, staff, sound, lighting and often the loos arrive on the day. That is normal — but it means the villa fee is never the whole cost, and anyone quoting you the villa alone is not quoting you a wedding.

Sleeping numbers and guest numbers differ

A villa that sleeps sixteen may seat eighty for dinner, or the reverse. Tell us both numbers early — it is the fastest way to rule places in or out.

Wet-weather plan is not optional

Mediterranean summers are reliable, not guaranteed. Before you fall in love with a terrace, ask where 60 people go if it rains. We ask on your behalf.

Noise limits are real

Many private properties sit in residential areas with a genuine curfew on amplified music. Better to know in March than to find out at half eleven on the night.

We walk the villa before you do

Villa listings are written to let holidays, not to host weddings. They rarely mention where the catering kitchen is, whether the terrace takes a marquee, how the sun moves across the pool at six in the evening, or what the neighbours are like about music. Our team is on the ground, so we go and look, and we tell you what we found — including when the answer is that it will not work.
